What is a Lender Authentication Code?

To file online a Company (or LLP) uses an authentication code, which is the electronic equivalent of a company officer’s signature.

However mortgage filing is often carried out on behalf of the lender and not the company, making it less likely that the person filing has access to the company authentication code. Instead for mortgage filing only, a Lender Authentication Code can be applied for.

Companies House will issue a Lender Authentication code to an organisation which files mortgage forms at Companies House. This one code is used for all of that organisation’s mortgage filing, irrespective of which company the filing relates to, or which party the submitter is acting for.

Can a solicitor use a lender authentication code?

Yes, the code is for a lender or someone submitting on behalf of a lender.

A presenter who authenticates a charge document as an interested person or for and on behalf of an interested person must by way of authentication provide the registrar with a lender authentication code prior to accessing the relevant template.

Can the lender code be used for other form types?

No the lender code is only relevant for filings relating to charges, other form types need the company authentication code.
